Awarded LEED Silver certification, Motor Parkway Plaza is the first LEED-certified combined office/shopping center on Long Island. Motor Parkway Plaza is an open-space, mixed-use shopping center developed, owned and operated by Quadrangle Properties, LLC.

Designed by D3 Architecture, P.C., Motor Parkway Plaza accommodates retail shops, restaurants, and offices and incorporate green LEED measures throughout the project. With its large windows admitting bountiful natural light, the second floor open-plan office spaces has over 180 degrees of elevated views encompassing the surrounding landscape.

Its design alludes to a European market square with the structure angled around a central portico entrance proceeding into a covered courtyard with tables and a fountain. The portico entrance leads to enclosed stairs and an elevator up to the second floor office spaces, and down to the lower-level covered parking garage. Extending from both sides of the central portico entrance are colonnaded verandas, which create spacious protected entrances to all first floor retail space.

Notable Green & LEED Features

Innovative Site Design: Motor Parkway Plaza was oriented and designed to take advantage of the existing contours of its site, creating an under-building parking area and resulting in no exporting or importing of site fill.

100% of Existing Concrete and Asphalt Recycled and Reused on Site: The remains of the old Vanderbilt Motor Parkway and three old foundations were demolished, removed from the site, and recycled into construction material that was used as the sub-base for the project foundation.

100% Renewable Electricity: Supplying Motor Parkway Plaza’s common areas and office space, almost 75% of the electricity is sourced from wind power via LIPA and over 25% is created by the onsite solar PV system. This means that 100% of the electricity used in MPP’s common areas and office space is created with renewable sources of energy.

Onsite Solar Energy – Over 25% Solar-Generated Electricity: Arguably the largest Solyndra system installed on Long Island. The installation consists of 405 Solyndra photo-voltaic (PV) modules, and 9 SMASB7000US inverters. This system produces 27.4% of the project’s gross annual electric consumption, which includes exterior and interior common areas and the office space.

Solyndra PV panels are composed of cylindrical modules, which incorporate copper indium gallium diselenide (CIGS) thin-film technology. These cylindrical modules capture sunlight across a 360-degree photovoltaic surface which is capable of converting direct, diffuse and reflected sunlight into electricity. The result is that the sun reflected up from the roof is captured by the underside of the cylindrical modules, harvesting energy that is usually lost by conventional PV systems.

Cool White Roof – The facility installed a bright white, high-albedo Carlisle Syntec roof with Carlisle’s Spectro-Weld Reinforced TPO Membrane. This roof has a solar reflectance index (SRI) of 0.99 (ASTM C1549). indicating that 99% of the sunlight that hits the roof is reflected back off the roof. This accomplishes three important green goals:

1. Reduces heat island effect by drastically lowering the high ambient temperature caused by retained heat in dark man-made surfaces,

2. Keeps the building cooler which reduces electricity use for cooling, and

3. Increases the sunlight reflected from the roof and converts more sunlight into electricity via the Solar PV system.

100% No- & Low-VOC Interior Materials: Creating a very high level of interior air quality, 100% of the interior materials used in MPP have either no VOCs (Volatile Organic Compounds) or very low-VOC content. This includes: paints & finishes, adhesives & sealants, carpeting & flooring, and wall paneling.

Preferred Parking for Fuel-Efficient & Low-Emission Vehicles

High Level of Water Efficiency: High-efficiency fixtures installed to reduce water use by 34% under standard baseline use.

Under-Building Parking: Reduces Heat Island Effect

Advanced Climate Controls: Reduced energy use via networked key-card controlled climate controls. Temperatures are kept at a lower, non-occupied level until the occupant activates the climate controls by logging in with their key card.

Community Connectivity: MPP has pedestrian access to 10 community services within a ½ mile radius, and is also located within a ½ mile of a residential neighborhood with a density of 10 units per acre.
