Benchmarking measures a building’s energy and water use and establishes a building’s baseline from which to measure all future improvements. It then benchmarks those metrics against similar buildings throughout the United States and produces a benchmarking score. The resulting metrics are then used to calculate your building’s greenhouse gas emissions.

Ideally, benchmarking should be undertaken for every property; in some locations, such as New York City, it is now mandatory. It is a valuable service for those evaluating the purchase of a property, and is essential for planning building energy improvements. If you have a building in New York City that is 50,000 sf or over, you are required to benchmark your building’s energy usage by May 1, 2011.

Energy Audits – Energy Efficiency Services

An energy audit surveys the performance of all systems in a building and targets opportunities to make energy-saving improvements.  While many clients come to us with a specific solution in mind, we find that the best approach is to evaluate all systems in a building – heating, hot water, roof/wall, windows, lights, etc. – to detect the most cost-effective energy-saving opportunities. We recommend scopes of work that can result in savings of typically 20-30% on energy bills after they are implemented.

An energy audit can determine specific, recommended energy efficiency improvements for your building.  Energy audits vary in scope and complexity. A basic walk-through audit outlines the energy systems in your building.  A full audit includes an analysis of two or more years of utility consumption and spending, a review of building plans, and a walk-through of the building itself. This audit includes system monitoring and a detailed analysis on daily energy use cycles.  When the audit is complete, we provide a report listing energy efficiency measures (EEMs) or energy conservation measures (ECMs) specifically tailored to your building. These measures are prioritized for return on investment.

LEED Certification Services

The Cotocon Group can guide your project, toward LEED certification. We have the expertise to assist with every stage of LEED certification, from choosing the physical location of your site, to implementing sound operations and maintenance practices, and on to educating occupants about eco-friendly choices. As members of the USGBC (US Green Building Council), we bring our first-hand knowledge of LEED requirements to help clients earn LEED certification for their projects.

Our services include assessing Owner Project Requirements (OPR), determining feasible options, implementing plans to meet requirements, overseeing necessary LEED documentation, and administering the roles and responsibilities in LEED Online. Additionally, The Cotocon Group has been instrumental in creating LEED Innovative Design strategies and we effectively develop, customize, and help implement operations and maintenance policies and procedures that can radically improve building energy efficiency throughout an organization.

Water Efficiency Services

Considering that less than 1% of the Earth’s water supply is drinkable, The Cotocon Group is committed to preservation of this resource. Cotocon’s services include Civil and MEP Engineering for storm water, irrigation, wastewater and above all fresh drinking water. Our energy and water management experience complement one another, as water and energy utilities are highly interactive and present similar conservation issues. Our energy industry experience has proven invaluable in these areas, as water and energy utilities face highly similar issues, and sometimes, are responsible for managing both water and energy resources. Also, reducing water use is often a crucial part of reducing energy use and costs, as energy is required for treating, pumping, and heating water.

Indoor Environmental Quality Services

 Indoor Environmental Quality, as the name implies, simply refers to the quality of the air in an office or other building environments. In most instances, the building environment can establish a bad breeding ground for which contaminants can be harbored. Despite uncertainty about what to measure and how to interpret what is measured, research shows that building-related symptoms are associated with building characteristics, including dampness, cleanliness, and ventilation characteristics.

Americans spend on average 90% of their time indoors where the U.S. Environmental Protection Agency reports that levels of pollutants may be on-average two to five timeshigher than outdoor levels. Indoor environments are highly complex and building occupants may be exposed to a variety of contaminants (in the form of gases and particles) from office machines, cleaning products, construction activities, carpets and furnishings, perfumes, cigarette smoke, water-damaged building materials, microbial growth (fungal/mold and bacterial), insects, and outdoor pollutants. Other factors such as indoor temperatures, relative humidity, and ventilation levels can also affect how individuals respond to the indoor environment and affect their productivity

Understanding the sources of indoor environmental contaminants and controlling them can often help prevent or resolve building-related worker symptoms. Practical guidance for improving and maintaining building indoor environmental quality is a key part of our work at Cotocon.
